contractor who can clean and check your dryer vents. They charges $78 per

Air
Conditioner/Heating Ducts
Air
conditioner/ Heating ducts need to be cleaned out very few years, initially
to remove all the excess plaster/debris left in the pipes during the original
condominium construction process. After a few years, the build up of dust,
etc. needs to be controlled especially if someone in the household is
asthmatic. SteamUSA is one company
that cleans air ducts. Tel: (619) 530-8185. They charge around $80-$90 per
home.
Hot
Water Tank - Earthquake Strap
All
hot water tanks need to be restrained with a state approved earthquake strap.
As of 1996 (?), all homes sold in California are required to have an
earthquake strap fitted on the hot water heaters.
Garbage
Disposal
Don't
put starchy food matter down the disposal (regardless of the size of the food
particles) as the drain pipes are prone to clog. Some residents put bleach
down their disposal on a monthly basis to keep their drains clean.
Caulk the Bathroom & Kitchen Tile
Use
an all-purpose sealer caulk to seal leaks in bathroom tiles, basins, showers,
kitchen sinks, etc. One sealer which seems to work is 'Polyseamseal
All-Purpose Pure White Adhesive Caulk', available from Home Depot although
any bathroom sealer caulk will suffice.
Security
Screen Door
The
security screen doors need touch up painting on an as needed basis to cover
up the irritating rust spots.
