October's meeting at the Southpointe
Clubhouse was a success. We are very grateful to our neighbors for
use of their comfortable and roomy facilities.

Meetings will be held on the 2nd Thursday
of each month at the Southpointe Clubhouse, 8626
Via Mallorca. The homeowners' forum begins at 6:30 p.m.; the regular
Board session begins at 7 p.m.
Guest
Parking
On the back of this newsletter,
you'll find a Guest Vehicle Registration form. Make copies and keep this form
handy. When you have guests who will be parking their car in the guest parking
longer than 72 hours, you will need to complete this form and mail or fax to
Menas. Maximum allowed guest parking is 14 days with approved guest
registration on file. Without info received in a timely manner, the car will
be assumed to be in violation of our policy after 72 hours and will be
subject to ticketing or towing. Contact Leslie of Menas Realty at 270-7870,
ext. 24, or download the form from the CLJG website http://www.capelajollagardens.com/
Also, if you have any guests
that sleep in a camper, please let Leslie know. Please remember that they do
at their own risk.
Garage
Door Noise?
If you notice your garage door
opening making noise, try lubricating the steel rollers on the tracks and
the door panel hinges with a silicone spray such as Gunk Silicone Spray
(at HomeDepot). Do not use WD-40 as it just collects the dirt!!
Update Time for Resident Information
You'll soon be receiving a
letter from Menas Realty requesting you to update any resident information.
This letter is usually sent out on an annual basis to all owners. If there
are no changes, please mail or fax back the signed form anyway, so Leslie
knows that all the information on file is correct! Having up-to-date
information is vital to the safety of our association, in case of fires,
thefts, etc.
Unfortunately, there are still
some owners who have not provided this information, even after multiple
friendly requests. In order to ensure that Menas gets this information this
time, there will be a continual
fine for those owners who do not comply. Thanks for taking the time to fill
out these forms or going over the information, even if it seems redundant.
Make sure your prospective
tenants know they must give us this information, including accurate and
complete vehicle information. Their non-cooperation will result in the unit
owner being fined continually until
tenants come forth with the information, and that could be costly.
Water Heater Earthquake Straps
After the earthquake on the
16th of October, we are reminding all owners to check that your water heater is earthquake
strapped! If you are the original CLJG
unit owner, then your water heater was probably NOT
installed with an earthquake strap.
Note that recent California
building regulations require that all homes sold have the water heaters
strapped to the building to reduce tipping and fire potential in case of an
earthquake.
