Meetings will be held on the 2nd Thursday of each month at the Southpointe Clubhouse, 8286 Via Mallorca. The homeowners' forum begins at 6:30 p.m.; the regular Board session begins at 7 p.m.

 

 Remove Plants & Items in Common Areas

 The display or storage of any item (such as plants or decor objects) on the common area surfaces is now prohibited and all such items must be removed immediately. Because of increasing issues of liability throughout California Community Associations, we request that you move personal items and plants from the common areas. We thank you for your cooperation in advance.

 

The CLJG Board, in keeping with its responsibility to act in the best interest of the association and its members, finds itself forced to make a probably unpopular decision. It has been brought to the CLJG Board's attention that private display of plants and decorations on the common areas (i.e., such as the stairs, landings, walkways, and railings leading to front doors) are creating liability issues, which in other condominium communities, have led to expensive lawsuits.

 CLJG Fire

The units damaged from the fire in building 8613 are now under reconstruction.

Valentine Construction has been contracted to repair the damage caused by the fire.

The CLJG Board has formally authorized litigation against our developer, Garden Communities. Our attorneys will represent us on a contigency fee  paying basis rather than on an hourly fee basis.

Dog Responsibility

Have you notice the grass dying? This is because of the dogs urinating on the grass! This is costing CLJG money to replace the grass. Do not let your dog urinate on the grassy areas. If this continues the grass will be replaced with something dogs won’t care to do their business on. There also will be a fine assigned for residents who don't pick up after their dogs.

Garage Door Opener Keypad & Remote Programming Instructions

 

Your garage door opener receiver and remote control transmitter have been set at the factory to a matching code. The door will open when you press the remote control push button.

Follow the instructions below to program your opener to match any additional remotes you may purchase.

Your "Smart' garage door opener will operate with UP TO FOUR 'Smart" remote control transmitters (with green indicator lights), a Keyless Entry System, or keypad entry code transmitters.

 

TIP: If you have all the remote controls with you that you want to program into the opener, it makes sense to erase all the old codes from the opener first, since there may still be the original condominium developers code programmed into it.

 

To Erase All Remote Control Codes

·         Press and hold the green "Smart" button on the back of the opener panel until the tiny little green indicator light (right next to the button) turns off, (after about 6 seconds).

It helps if you have a ladder or are 6 feet tall to see the little green light come on! All the codes the opener has learned will be erased. Do it again if you don't see the little green light come on.

To re-add your remote controls, repeat Steps 1 and 2 (below) for each remote control in use, as well as for the wireless keypad unit.

 

To Add a Remote Push Button

1.       Press and hold the remote push button.

2.      Then press and release the green 'Smart' button on the back panel of the opener. The opener lights on the panel will flash once.

Now the opener will operate when the remote control push button is pressed.

If you release the remote control push button before the opener light flashes, the opener has not accepted the code.

 

To Add a Keypad Entry Code

Two people are required for this - one person standing at the keypad and the other person standing at the opener.

1.       First Person - Enter the desired 4-digit code on the keypad. Press and hold the Enter button on the keypad.

2.       Second Person - Press and release the green 'Smart' button on the back panel of the opener. The opener light on the front of the opener unit will flash once.

Now the opener will operate when the keypad entry code is entered. Test it to make sure.

If you release the Enter button on the keypad before the opener lights flash, the opener has not accepted the code.

NOTE: Code programming instructions are also located on the back panel of the garage door opener unit.

 

WARNING

Children operating or playing with a garage door opener can injure themselves or others. The garage door could close and cause serious injury or death.

Do not allow children to operate the door control(s) or remote control transmitter(s).

A moving garage door could injure or kill someone under it. Activate the opener only when you can see the door clearly, it is free of obstructions, and is properly adjusted.
