Meetings will be held on the 2nd Thursday of each month at the Southpointe Clubhouse, 8286 Via Mallorca. The homeowners' forum begins at 6:30 p.m.; the regular Board session begins at 7 p.m.

 Fireplace Clean?

Now that cooler weather is here, you may be using your fireplace. With central heat, more and more people use the fireplace only occasionally, so it's easy to forget the yearly call to a chimney sweep.

One year turns into two; two become three… Unless the famous Mary Poppins rooftop-dancing scene serves as a reminder, creosote buildup can ignite and cause a chimney fire.

"If you are using it regularly, have your chimney checked once a year by a state-certified chimney sweep," Modesto Fire Department Capt. Lee Parker said. "If you don't use it so much, you may only need to have it checked every two to three years." Parker estimated that on 90 percent of chimney fire calls, the fire department is able to get on the roof and shoot foam down the chimney before substantial damage is done.

Sometimes, however, when there is enough creosote buildup in the chimney and the fire is not detected in time, the chimney lining either melts or warps. If the damage is bad enough, cracks in the chimney or lining can develop, and the house can catch fire.

 Common Areas and Private Plants

It has been brought to the CLJG Board's attention that private display of plants and decorations on the common areas (i.e., such as the stairs, landings, walkways, and railings leading to front doors) are creating liability issues, which in other condominium communities, have led to expensive lawsuits.

The CLJG Board, in keeping with its responsibility to act in the best interest of the association and its members, finds itself forced to make a probably unpopular decision.

 

The display or storage of any item (such as plants or decor objects) on the common area surfaces listed above is now prohibited and all such items must be removed immediately. Because of increasing issues of liability throughout California Community Associations, we thank you for your cooperation in advance, in moving your personal items and plants from the common areas.

 Pool Chairs

It looks like the lower sections of the pool chairs are being bent from improper use. We need your help in keeping costs down by not allowing children to use them as trampolines. These chairs are about $350 each. You can see why we need your help with this issue.

 March 2000 CLJG Landscaping Issues

(Production Phase 3   2-4-00/3-1-00)

1.       Trimmed front slope trees and shrubs for lighting project.

2.       Completed high voltage floodlights project.

3.       Completed low voltage lights repair and improvements.

4.       Completed entry and fountain area renovation project.

5.       Completed drip irrigation renovations on fitness room front planter.

6.       Replaced plants around dry stream bed at the northwest side of 8601.

7.       Added geraniums to slope around hermicallas at the south side of 8601.

8.       Conducted storm related clean ups as conditions required.

9.       Fertilized all major planters along streets.

10.    Trimmed all unit vines near garages.

11.    Continuing unit trimming service to the following buildings 8623, 8621, 8619, 8617, 8613, 8611, 8609. This work shall continue into the production phase 4.

12.    Trimmed pool area palm trees.

13.    Trimmed parking lot area shrubs.

14.    Conducted weekly turf service as weather conditions allowed.

15.    Continued weed removal service.

16.    Shall resume sidewalk and stairway wash down work when dry weather returns or when needed.
